This multi-generational beach retreat is the continuation of a journey that started with the clients’ Auckland home and architects Studio 2. The clients wanted timber to be the star of their new build and to maximise the outdoor connection to the views – the harbour in one direction and the Mount in the other. Gerrand Floorings installed Ruby Bay from Feltex Carpets in colour Marybank to the bedroom spaces.

With its luxurious feel and soothing sandy tones, this project on Mount Maunganui’s coastline saw a semidetached townhouse separated from the adjoining property and then rebuilt. Designed by architect Mark Carnachan and built by Calley Homes, the house is located in the coastal erosion zone. As a result, it has been constructed in such a way that it can be relocated if erosion occurs. Gerrand Floorings installed Transpire from Bremworth in the colour Arise.

The home is designed to maximise its passive solar performance by using solid poured ICF polystyrene blocks for the home’s exterior and interior walls, and Low-E max glass throughout. The brief from the client was to transform the living into an open-plan area by opening up small spaces and creating connection to the garden. Removing internal walls and installing steel portals and laminated beams has created 95sqm of seamless living beneath raking ceilings. Gerrand Floorings installed Lattice carpet by Bremworth in colour Bramble and Luxury Vinyl Plank from Moduleo Select in colour Peat.

The trend towards well-designed, efficient homes on smaller, more manageable sections doesn’t mean that creativity and quality has to be compromised.
